5 Portland Brand New 2021 Homes for Sale Right Now

While we’re a fan of older homes and their charms, buying a home with a history isn’t for everyone. A great deal of comfort and peace of mind comes with opting for a new build. You know that the appliances are new, that there won’t be little things to fix or upgrades to complete, that the big things like the furnace and roof are problem-free, and everything comes with a warranty if there is a problem.

You might think there’s not a lot of new building going on in Portland – where to find the space? But you’d be surprised how many homes on the market right now were built in 2020 or are currently being built in 2021. According to just-released Census Bureau data, the number of building permits across the US is up 17% from this time last year. Housing starts and completions are also up. All signs point to more new home builds coming as the economy opens back up.

How do you find these newly built homes then? Using our Vestor Filtersâ„¢, you’re able to select the earliest year you’d like your new home to have been built in 20 year increments. To search for new homes, simply click on the “Filters” tab all the way to the right of the top bar, select “Year Built,” then select “2020+”.

Keep in mind, a lot of what will come up are homes that haven’t actually been built yet. You’ll notice photos described as “promotional” or “sample.” Check them out to see what’s up and coming! But here we’ve gathered 5 completed newly built homes to browse.

#1 – 420 NE 76th Ave.

Beautifully built, this home puts you right in the action of Montavilla, one of Portland’s most charming neighborhoods. You’ll be just steps from the action on Stark Street to the South, and to the east the amenities of Montavilla Park and Community Center.

Sleek and modern, this home features all your best appliances, including a gas range. Vaulted ceilings and a luxurious soaking tub add a little grandeur, but a fireplace and intimate floor plan keep this home feeling cozy at the same time. Outside, enjoy a covetable yard with plenty of opportunity for your personal touches.

#2 – 3910 SW Baird St.

#2 - 3910 SW Baird St.

And now for a trip to Southwest Portland, where you’ll find a lot of new builds, simply because there’s a little more space for new development. This home, though, remains close to some charming, established areas – it’s just south of Multnomah Village, for example.

Built by Arbe Homes, this is a newly developed community, but one with character and quirkiness. You won’t find cookie cutter McMansions here so much as thoughtfully designed and aesthetically interesting homes. This home in particular balances the contemporary with the tradition of the hearth (it has one of the most beautiful modern fireplaces you can find). Similarly, the open concept kitchen/dining area is functional and versatile, but still warm and inviting.

#3 – 6629 N Yale St.

#3 - 6629 N Yale St.

This home will take you up into North Portland, near the charming and well-loved St. John’s neighborhood. Completed in 2021, it’s the youngest home on our list today. And it shows off some truly spectacular touches. The master suite bathroom, notably, includes both a soaking tub and a walk in shower with elegant tile embellishments. On the exterior, you’re treated to a garage, a covered patio, and a large, fenced in yard. Since this home is situated on a dead end street, you’ll have privacy and quiet in your backyard oasis.

#4 – 5850 SE Woodstock Blvd.

#4 - 5850 SE Woodstock Blvd.

From North Portland to Southeast Portland, the variety for newly built homes persists despite the current low inventory. This 2020 home sits just blocks away from Woodstock’s commercial strip. This area may not be as bustling as downtown, but it’s certainly got its city amenities, from dining to grocery shopping.

This one is a duplex, so it’s a great opportunity to both own and rent – let someone help out with that mortgage! Gorgeous wooden floors in both homes welcome you into wood-accented kitchens and rooms full of modern fixtures. There is an outdoor area, which is intended as off street parking for two cars.

#5 – 4806 SW Boundary St.

Now let’s finish this off with a little luxury. We’re back in Southwest Portland now, but a little further up in the hills. And you know what that means: views. From this Craftsman’s many windows, you’re afforded a fantastic view of the Southwest hills. Or, from your bedroom, step through the floor to ceiling glass doors to one of two patios.

Don’t worry though, you won’t be confined to patio life. A large backyard with a huge wooden deck awaits. And as a bonus, this new build managed to preserve the property’s mature trees, meaning you both saved a tree and don’t have to start from scratch!

This home definitely allows you to stretch out. Walk in closets and an oversized 2 car garage ensure you have all the space you need for both your hobbies and your prized possessions.
