5 Luxury Homes with the Biggest Price Drop in the Last 7 Days

The Portland area real estate community can’t stop talking about how hot a seller’s real estate market it is for single family homes – not condos – right now. That might lead you to believe that everything home is the grounds for a bidding war. How could anyone be lowering their prices right now?

Well, you might be surprised. As we’ve outlined before, sellers often list a little too high and then have to come down. These instances might be outliers right now, but in the big picture, it’s a normal part of the Portland real estate market. So how do you stay on top of the market and know when homes suddenly come down in price?

We have a Vestor Filter™ specifically designed for that. Simply choose “Biggest Price Drop Last 7 Days” from the menu on the left hand side of the screen. The best way to use this filter, though, is to also set an alert. Click on the heart at the top to save this search. A window will pop up offering you options on how frequently you’d like to hear about price drops. In today’s market – best to go with at least once a day.

And now, let’s check out the houses with the biggest price drops this week.

#1 – 3818 NE Alameda St.

Let’s start out with a doozy. The price on this gorgeous home, which has only been on the market for 22 days as of this writing, dropped over 5% this week. It’s hard to say why – you never know when sellers will get anxious to move things along. But it’s safe to say this is a property worth considering.

Located on Alameda Ridge, one of Southeast Portland’s most scenic areas, this home has it all. It’s spacious, beautifully designed, and comes with all the bells and whistles, from a huge family room to two separate garages. Inside, you’ll find the charming touches of the 20’s (check out that crown molding) alongside modern amenities like a huge kitchen island with a gas stove. But don’t worry, there’s plenty of fun to be had outside too. The lower level opens onto a large yard; the upper level boasts a serene patio.

#2 – 3759 N Melrose Dr.

If it’s views you’re in for, this home is the place for you. 180 degree views of the city, along with its bridges and rivers, are sure to delight anyone who likes to settle in with a cup of coffee or tea and enjoy the city from a distance (but not too far a distance). Take in the sights inside from any of the huge windows, or outside on the deck. This home has been recently remodeled down the the last detail, so expect all the modern comforts.

#3 – 6618 N Tyler Ave.

Now for another North Portland gem: this elegant foursquare is a rare example of a newer build with old school sensibilities. Get the best of both worlds! The same could be said for the weather: this home comes with two huge porches – front and back – that are both covered. Entertain and relax no matter what Portland clouds and drizzle have to say about it. Inside, you’ll find stylish choices such as vaulted ceilings, a huge pantry, and a kitchen to match it.

This home dropped in price by over 5% this week after being on the market for a little over three weeks. That’ll make it a much more competitive field, so be sure to check out this one ASAP.

#4 – 9329 NW Murdock St.

Next up we’ll hop over the river into Northwest Portland. We thought the last couple homes we listed had really taken the cake as far as views are concerned, but this one could give them a run for their money. Situated just blocks from some of the most beautiful parts of Forest Park, this home has you looking out huge windows onto a panoramic view of the surrounding area. And we imagine you’ll be pretty comfortable there too, since this home has all the modern updates and luxury perks you could want. An enormous professional-class kitchen. A soaking tub with fireplace. Not too shabby, eh?

This home has been on the market for more than 3 months, and in total has dropped $151,000 from the original list price. This latest drop, though, happened just in the past week. So you could be looking at some pretty motivated sellers.

#5 – 3761 NW Devoto Ln.

Finally, let’s take a look at this home also situated off Skyline Boulevard in Forest Heights, which dropped in price by nearly 3% this week. This one definitely wants to pamper you. You’ve got the grandeur of high ceilings, the coziness of an elegant soaking tub with a view, and – have we talked about space? Check out the enormous walk in closet this home has to offer. So put your clothes away, open a bottle of wine from one of two wine fridges, and enjoy yourself at the end of the day from one of this home’s exquisite, yet relaxing, nooks.
